Cedar Grove

Located between Longview and Hallsville, Cedar Grove has easy access to Interstate 20, Highway 80 and also Loop 281 in Longview. Land is level to gently rolling, with both cleared land and wooded areas. Some lots already have the house pads constructed. Lots with nice building sites range in size from 0.6 acre to over 3 acres. Located in Hallsville ISD which has TEA "Exemplary" rated elementary, intermediate, middle, and junior high schools. It's quiet, it's pretty, it's handy, and best of all, it's affordable!

Restrictions have been recorded to maintain the integrity of the neighborhood. All sites are restricted to site-built homes. Minimum square footage is 1,600 sf of living area. Mobile homes are not permitted. Per the Homeowner Association on 8/1/13, dues are $50 per year per lot and paid annually in August. See summary below.

Each homeowner is responsible for installing an individual aerobic septic sytem as approved by Upshur County.

Directions:

From Longview, take Highway 80 east for about 3 miles. Go past Trinity Industries and turn right onto Lansing Switch Rd. Follow Lansing Switch until you pass over I-20. In about 200 yards, Cedar Grove is on both sides of road. Turn on Brookside for Phase 2 and Phase 3.

Alternate route, from Longview, take Gum Springs Road (FM 968) to east, cross over I-20. Go 3 miles and turn left onto Lansing Switch Road. In 1/2 mile, Cedar Grove is on both sides of road. Turn on Brookside for Phase 2 and Phase 3.

From Hallsville, go west on either Highway 80 or Gum Springs Road to Lansing Switch Road. Turn on Brookside for Phase 2 and Phase 3.

* No mobile homes, modular or manufactured homes allowed.
* All lots shall be used for single family residential purposes only (no businesses).
* Houses shall have a pitched roof of composition shingle.
* Houses shall be at least 1600 square foot of heated and cooled living area.
* Houses shall consist of masonry exterior with waiver possible only by Developer.
* Houses shall have a garage or carport for two or more vehicles.
* Driveways shall be at least 10' wide with surface of asphalt or concrete.
* No accessory structure shall exceed 1200 square feet in Phases 1 and 2, 600 square feet in Phase 3.
* Privacy fencing is limited to 6' height and only allowed to rear and sides of dwelling.
* Lot must have grass or other ground cover planted and maintained by regular mowing or care.
* No unregistered vehicles, rubbish or junk can be stored on the property.
* Removal of healthy timber from a lot requires approval of Developer.
* No discharging of firearms.
* No noxious or offensive activity permitted.
* Most animals are allowed but must be confined to Owner's property and must not be a nuisance.
*All Lots are subject to membership in a Homeowner's Association with annual dues collected.
