This tract is mostly level, with a nice pond and some marsh area on the eastern end Although there is not a lot of difference in elevation, the west half is higher and drier.
One-half is covered with woods of native trees; one-half is cleared and grassy.
One known pipeline crosses the tract.
Property is under no surface leases at this time.
Half of the property (fronting Hwy 271) is in Gladewater city limits and the other half (fronting Shepperd Ln) is subject to Annexation Development.
Part of the far west and far east ends are Airport Permanent Clear Zone easements with the City of Gladewater.
