About half the area is open, maintained native pasture. Some high ground and some lower land, great for year-round grazing, haying, hunting, recreation.
About half the area is native woods, medium to large trees.
Creeks cross east-west and north-south.
Land on the west side is higher and rolling; land on east is lower and flat (but not swampy)
There appear to be 4 pipelines on the property, but they do not generally interfere with land use.
There is one O/G well pad (approx 1.5 acres) in the northeast sector.
There is a surface lease that will be voided when property sold.
The property is outside the City limits of Longview, and is not zoned. However, it may be located with the City's ETJ and any development may be subject to pertinent City regulations.
