Terrain is mostly level to slightly sloping.
Front half of the property is open pasture with scattered large trees. Back half of property is mixed woods, with some nice Pine.
There is one oil/gas pad site and another area with a small tank on it. There are some oil/gas pipelines on the property.
Property is under no surface leases at this time.
Owner indicates there are no land use restrictions affecting this property.
The tract is not being subdivided and must sell in one piece.

Improvements:

Seems to be good wire fencing with metal T-posts on the perimeter and crossfencing dividing the pasture area from the woods.
Pipe entry gate and native gravel lane on part of the tract.
Grass appears to be mainly bahia with mix of other pasture types.
