The property is mostly level to gently sloping. Much of the northeast section is creek-bottom land subject to some flooding; makes great summer grazing. In this section there are scattered large trees and some woods mainly along the creek.
A nice creek flows through the northeast section.
Southwest section is planted Pine with many trails through it, good for hunting and 4-wheeling.
The owner stated there is a legal easement from FM 2274 via CR 4513 on the east that gives direct access to the east side of the southwest section. There is some reference to this easement on the Title Survey, but the easement is currently unverified by appropriate legal documentation..
Property may be under a grazing lease at this time.
Owner indicates there are no land use restrictions affecting this property.

There is a culvert crossing on one branch of the creek. A crossing on the other creek branch is washed out.
